What a good guidebook covers
- Arrival: access, parking, lockbox, door code.
- WiFi: network name and password, or a separate WiFi QR code.
- Appliances: thermostat, stove, washer, TV.
- House rules: quiet hours, pets, trash and recycling days.
- Checkout: time, keys, what cleaning you expect.

Security: never publish the lockbox code
A page behind a QR code is open to anyone with the link, and a code on a door can be photographed. Never put the lockbox or door code on it in plain text. Two options: send those codes through the booking platform's messaging to confirmed guests, or password-protect the page (Pro) with a password shared at booking and changed between stays.
Self check-in: the details that prevent calls
Most guest messages arrive between the highway exit and the front door: "Where do I park?", "Which entrance?", "The code does not work." An "Arriving" section at the top of the guide, with a photo of the front, the exact parking spot as GPS coordinates and a photo of the lockbox, handles most of it. A location QR code in the confirmation message leads straight to the driveway, not the middle of town. For late arrivals, mention the porch light and where the switch is. Every question you prevent is one less late-night call, and often a better review.
Local rules and host responsibilities
Many cities require short-term rental hosts to post specific information inside the unit: occupancy limits, emergency contacts, parking rules, trash days or a registration number. A digital guidebook is a good place to repeat all of it, but check whether your city also requires a physical posting; if so, keep the printed notice next to the QR code plaque. Include a clear emergency section with 911, the nearest urgent care, the water shut-off and the breaker panel location. Guests rarely need it, but when they do, they need it immediately.
Update without reprinting
Road work, a new coffee shop, a later checkout in peak season: with a dynamic code you update the page and the plaque stays put. You also see how many guests open it, which tells you whether the guide actually helps.
